Actor and businessman Mark Wahlberg paid $37 million for a fully furnished mansion in Delray Beach, Florida, last month. The deal generated interest and prompted coverage from TMZ to Architectural Digest, mostly focusing on the famous buyer.
But apart from the name recognition, the house’s price, which has risen dramatically over the past five years, also makes it stand out.
The actor’s October deal marks the fourth sale of the home in the same time period, and a significant 118% increase in price from its January 2020 sale when the fully furnished mansion traded for $17 million.
The grand entrance to the approximately 17,800-square-foot property is known as Palazzo di Lago.

The property, located at 9200 Rockybrook Way, has seen an appreciation in value that has outpaced not only the local market, but also many of America’s top luxury markets.
In Delray Beach, the median sales price of a luxury single-family home, represented by the top 10% of closed sales, rose just over 78%; Los Angeles is up 30%. The Hamptons rose 44%. Manhattan increased by only 4.5% according to Elliman report data from the first quarter of 2020 to the third quarter of 2025.
Even the sharp rise in home values outperformed Standard & Poor’s 500Which increased by about 100% during the same period.
One palace and four sales
The huge resort-style pool in the backyard is surrounded by mature palm trees, a huge chess set, fire features and a waterfall with a grotto below and a hot tub above.

Remarkably, the property has traded hands four times since 2020. Only one real estate broker represented the listing in all four transactions, making the high value of the seven-bedroom, 10-bathroom mansion even more special.
In 2020, real estate broker Douglas Elliman Senada Adzim represented the original owners of 9200 Rockybrook, when the house was known as the Sundara Estate. Three years later, Adzam represented the second owner of the mansion to list the home again, when it sold for $26 million, an increase of 53% in just three years.
A little more than a year after the home was purchased, public records show a trust connected to William Cafaro, co-president of a retail real estate development company in Niles, Ohio, and the third resident of the home, decided to sell it. Adzem was again the listing agent.
This deal was even more strange. Cafaro sold the house as part of a larger $50.5 million deal to buy a Ferrari-inspired mansion less than a half-mile down the road at Stone Creek Ranch. Casa Maranello, as it’s known, has been sold by local developer Aldo Stark, of Prestige Design Homes, with Adzem as the listing agent.
Cafaro paid for the new home with $24.50 cash, plus the deed to 9200 Rockybrook Way, which was valued in the deal at the same price he paid for it: $26 million.
When that sale closed in January 2025, Stark became the mansion’s fourth owner and immediately began an exciting, multi-million-dollar renovation of the massive, nearly 17,800-square-foot home. He ditched the old Sundara name and clad the house’s old slate walls with rare polished stones and bold, high-gloss Guyana wood from Brazil.

Stark completely reimagined everything from the kitchen to the club room and filled the residence with bespoke furniture.

About two months after closing, the large house was put up for sale for the fourth time.
Resurfacing with a new look, a new name and a new price, one of the few things that remained the same was that Adzem was the listing agent once again.

The home, now called Palazzo di Lago, debuted with an ambitious asking price of $45 million, $19 million more than Stark paid for it two months ago and 165% more than it sold for in 2020.
By October, Adzem had closed the fourth deal and handed over Palazzo di Lago to its fifth owner, whom the buyer’s broker, Michael Costello of Compass, confirmed to CNBC to be Mark Wahlberg.

According to the Florida Multiple Listing Service, the fully furnished mansion closed at $37 million, $11 million more than what Stark bought it seven months ago, and up 118% from its 2020 sales.
Adzem achieved an extraordinary feat in real estate, selling the same house four times in five years in transactions totaling $106 million.

The turnover rate of five owners in five years seems unusually high, but Adzem has a simple explanation.
“People’s circumstances change and they have different chapters in their lives. So we were honored to be able to guide this home through different developments and different owners and to be able to add value to it,” Adzam said.
According to Adzam, the palace’s remarkable appreciation was driven by several factors. Here are the top five:
1. The epidemic
Adzim attributed much of the 54% rise in prices from 2020 to 2023 to the pandemic, which sent demand and home prices soaring in South Florida.
“After Covid, our market definitely accelerated,” she told CNBC.

2. “Small market”
Some of the other market dynamics driving the price of Palazzo di Lago are unique to Stone Creek Ranch, which Adzem describes as a luxury “micro-market.”
The exclusive gated community spans 187 acres and features 37 luxury homes each on approximately 2.5 acres. It is a shortage of supply that has seen prices hit hard by a wave of new build homes trading at record prices. These last companies helped raise the price of Palazzo di Lago.
Even the price of dirt at Stone Creek Ranch is rising sharply. Back in 2013, the empty lot at 9200 Rockybrook Way traded for $800,000. In 2021, Adzem sold a similar 2.5-acre parcel for $1.7 million.
“The last one that changed hands was $6 million,” Adzim told CNBC. “However…there is not a lot of vacancy left in this community.”
Adzim believes that the more than tripling of dirt prices here is just the beginning. She points to the fact that 2.5-acre lots worthy of a huge house are hard to come by in Palm Beach County, and that the dwindling supply in this neighborhood in particular will push lot prices higher.
“I feel like dirt is going to double because the only potential sales coming in will be demolition operations.”

3. The power of important neighbors
Another market driver: the small community’s growing list of VIPs.
In 2021, billionaire hedge fund manager and New York Mets owner Steve Cohen bought the home next door at 9200 Rockybrook Way for about $22 million, according to MLS.
“[Potential buyers] Usually you’re looking to see who else has ownership in the community. “This is important to them,” Adzim said.
Wealthy and famous residents can create a halo effect and make nearby properties more desirable to potential buyers. And there is no shortage of high-net-worth neighbors living nearby, including several current and former CEOs of Fortune 500 companies, a former NFL player and a pop star, according to Adzem and public records.
Now some may see Walhberg’s new ownership adding to the community’s appeal. Meanwhile, developer Aldo Stark just finished construction and recently moved into his own 32,000-square-foot mansion.
4. Wealth migration
Wealthy buyers looking to escape tax burdens in their home states continue to see the tax benefits offered in Florida as a big draw that helps stimulate and sustain demand.
“We’ve seen a huge influx and steady flow of buyers from California, from New York, from Connecticut, and they want what you see here,” Adzim told CNBC.

5. Multi-million dollar renovation
Adzem also credited Stark’s renovation with increasing the value of the property.
“It wasn’t neutral and it wasn’t very light in the color scheme. He really wanted to make an impact and put his own flair here,” Adzem said.
Adzem and Stark only describe the cost as a “multi-million dollar renovation,” so it’s unclear exactly how much it took to transform a house built in 2017 into the new Palazzo di Lago.
But Adzem told CNBC that the dramatic renovation and “new James Bond-inspired atmosphere” were the ultimate catalysts that made a buyer willing to pay a premium.
